The Buying Process in Spain

Reservation

Once your offer is accepted, a reservation contract is signed with a deposit of 1% of the purchase price, securing the property.

Arras Contract

The arras (preliminary contract) is signed with a deposit of 10%. This legally binds both parties and sets the completion date.

Due Diligence

Legal checks, surveys and mortgage arrangement if needed. We coordinate lawyers, banks and valuers on your behalf.

Completion

Signing at the notary and key handover. As quick as 2 weeks without a mortgage, or up to 2 months with financing.

Buyer's Agent Service

When we act as your exclusive buyer's agent, we charge a fee based on the scope of services included. In return, we work exclusively for you — collaborating with all agents and agencies across the market with full transparency. This means we work solely in your interest, avoiding any conflict of interest.

Our buyer's agent service can include property sourcing, legal coordination, survey arrangement, mortgage assistance, property valuation, and our extensive project management expertise for any renovation or refurbishment needs.
